A new and thriving landscape-led development

Hello and welcome to our website, which explains our vision for a community and landscape-led development opportunity in Lower Stondon.

Bloor Homes has owned land at Mount Pleasant Golf Course since 2022 and in 2024 it consulted on proposals to re-develop the course for a variety of different uses. The consultation which took place included the launch of this project website, an information leaflet and a two day in person engagement event held in the clubhouse at Mount Pleasant Golf Course on 1st and 2nd March 2024. Further meetings with the Parish Council have also been held to discuss and seek feedback on the evolving proposals for the site.

In January 2025 an outline planning application was submitted to Central Bedfordshire Council for a range of community uses on the site. The proposals include:

  • A Community Hub site which is expected to include a community sports centre with a sports hall, fitness suite and external multi-use games area.
  • Land to be made available for either the Council to deliver a new primary school with nursery to serve Lower Stondon or for a village green within the heart of the village that can function as a space for community events and sporting activities.
  • An extensive parkland with open public access, play facilities and new pedestrian links to increase accessibility between the eastern and western parts of the village.
  • Additional allotment plots and a community orchard.  

The concept masterplan shown below has been submitted with the application to illustrate the proposed layout of these uses. Should outline planning permission be granted, then the detail will come forward through future reserved matters planning applications.
