A new and thriving landscape-led development

Hello and welcome to our website, which explains our vision for a community and landscape-led development opportunity in Lower Stondon.

At this stage, all ideas are conceptual. Central Bedfordshire Council have commenced work on a new Local Plan and they intend to launch a ‘call for sites’ consultation later this year.

Bloor Homes own the land at Mount Pleasant Golf Course and will be participating in future Local Plan consultations and progression.

We would like local people to engage with us and share your thoughts on how the redevelopment of the golf course can deliver homes for all, but most importantly on how we can best utilise the open-space provision that is currently private land but would become accessible and available for use by the general public as part of this proposal.

Our ambition is to explore the possibility of providing a development with a variety of homes, plus places to play and meet others, and to create a community with a focus on health and wellbeing.

Where is the Site?

The site is centrally located in Lower Stondon, accessed from Station Road. It adjoins existing residential development to the north, north-east and west and occupies around 89 acres.

The Masterplan

An illustrative draft master plan has been prepared to prompt comments and suggestions. Our preliminary thoughts are for a residential-led scheme of circa 450–500 homes, the potential for a primary school/early-years centre, space for a new community building and extensive areas of green and blue infrastructure (around 60% of the site, which is roughly 53 acres), which would provide new landscaping, public footpaths and biodiversity habitat.

The proposals could include a range of house types in line with the latest evidence of housing needs from Central Bedfordshire Council, and we also value local knowledge and welcome your input.

The scheme could deliver a number of benefits:

New publicly accessible green space, including children’s play areas

New public footpaths throughout the site, including links that join up with the existing village

High-quality affordable homes for rent or shared ownership – including discounted market homes

Self-build and custom housing

Potential provision of a site for a primary school and/or early-years centre (nursery)
